What moves your rate
Six factors account for nearly every difference between a sample rate and the one you are quoted.
- Credit score
- Pricing improves at each 20-point tier, with the best conventional pricing at 780 and above.
- Down payment
- A larger down payment lowers risk and can reduce both your rate and mortgage insurance.
- Property type
- Condos, 2 to 4 unit homes and investment properties carry small pricing adjustments.
- Lock period
- Longer locks cost slightly more. A 60-day lock protects closings further out.
- Points and credits
- Pay points to buy the rate down, or take lender credits to cover closing costs.
- Loan type and size
- Government, conforming and jumbo loans are priced differently by investors.
