Jumbo loan: how it works
A jumbo loan is any mortgage larger than the conforming limit. In Greater Boston, where the median single-family price in towns like Newton, Wellesley and Lexington is well above $1.5 million, jumbo financing is simply how many families buy.
Because jumbo loans cannot be sold to Fannie Mae or Freddie Mac, guidelines come from investors or our own portfolio. That means we can structure around complex income, such as RSUs, partnership K-1s or physician contracts, in ways a conforming loan cannot.
We offer jumbo loans up to $3.5 million with as little as 10% down and no mortgage insurance, plus interest-only and adjustable options for buyers who expect income to grow.
